Interior design for property developments

LOFT's award-winning Interior Design service can help you to create the perfect home or space that your residents will love. Interior design has a huge impact on a property’s ability to rent or sell quickly, as it enables potential residents to see themselves living in your development.

Interior design can also bring your brand to life, especially in a show home, helping your teams to showcase your development effectively, letting properties more quickly, and achieving great results.

With over 20 years’ experience in BTR, PRS, PBSA, and Co-Living, LOFT has a strong track record of delivering a range of successful projects across the UK. With our knowledge of the sector, we can help with planning and consultation before ground has even been broken on a development.

Our residential interior design process

We provide our clients with a full residential interior design service from consultation to installation. It’s our job to find out what you want for your rental property, and partner with you to deliver the best end product for the market, and the best dressed space for your residents.

Large scale developments require thorough planning to ensure a theme is running throughout. Our interior design team has a great deal of expertise in drawing up and implementing plans across BTR, PBSA and PRS, so you can be sure your building stands out from the competition while maintaining the feeling that every space is connected.

How do we do it? Here’s the LOFT Residential Development Interior Design Process:

Consultation & Site Visit

One of LOFT’s interior designers will meet with you and your development team to discuss what you have in mind for the project.

From there, we provide you with our own ideas and put together a plan of action based on our knowledge of the rental market and your specifications.

The site visit gives our interior designers the opportunity to get a feel for the space available and the location.

This helps us to further develop our ideas so we can create something unique while also giving us the chance to take measurements and meet your wider team.

Concept design & procurement

With strong ideas in mind, we put together a mood board that will give you a much better idea of what each apartment and amenity space will look like once completed.

If there is something you would like to add or change, we’re more than happy to accommodate.

Once the design concepts have been approved, we set out to procure all the elements we need to create the perfect space for your residents.

This includes sourcing: paint, wallpaper, furniture, accessories and lighting.

Staging

You’ll never be left on your own when it comes to putting everything in its place. Overseen by your interior designer to ensure every aspect makes the right impact, our trained installation & delivery will construct and install every fitting and fixture in the correct rooms.

To complete the job, we’ll even remove the packaging and any old pieces of furniture you don’t want for recycling.

Virtual Staging

Instantly transform your living space with LOFT x DCTR's innovative virtual staging.

Our Key Sectors

BTR interior design has a huge impact on the happiness and wellbeing of your residents. They want to be proud of where they live, and the right design can enhance any space, helping you to source new residents and hold on to them for the long-term.

Our services bring residents together. We focus on creating amenity areas where people can go to relax after a long day at work, to socialise and form strong bonds. Having the right furniture and ambience in place is how we achieve this. But we also know how important it is for residents to have their own safe haven, an apartment where they can enjoy their own company.

There’s more to BTR interior design than simply making sure there are enough chairs in co-living areas. Spaces have to be inviting and inclusive. We find out exactly what it is your residents expect from their accommodation, and we work to deliver on those needs inline with your own specifications and budget.

LOFT set the standard for PBSA interior design while the concept of purpose built student accommodation was still in its infancy in the UK. Operators, facility managers and universities shared their ideas with us on what they wanted their developments to look like, and we created spaces that fit the brief and won the seal of approval from the students themselves.

Over a decade later, and we still implement the same mantra when it comes to PBSA interior design. We ask, we listen and we deliver.

The right interior design can keep a student in place from the start of their degree to the end. If they’re studying for a Masters as well, a student who is more than happy with their accommodation can stay in the same development for up to five years.

That means your operational team can spend more time providing a great service instead of sourcing hundreds of new student residents for the next academic year.

Our PBSA interior design services include:

  • Amenity space planning
  • Creating concepts for individual units
  • Sourcing durable furniture that lasts well beyond Freshers Week
  • Installation

Interior design for landlords forms a huge part of our business, which is why we have a team dedicated to working on residential properties such as:

  • Private houses
  • HMOs
  • Serviced accommodation
  • Individual apartments

The rise of BTR means that landlords have to do more with their properties so they still appeal to the wider market. But traditional buy to lets greatly outnumber build to rent units, meaning the real competition is other landlords.

To make your property stand out, we design every room in your property, so the landlord down the road simply can’t compete.

Interior Design Consultancy

Unsure of what your shared spaces should look like or how to configure them to work in your residents’ best interests? LOFT’s interior designers can come in at the ground level and figure out how to get the most out of every area.

For co-living and communal spaces, we set to work on creating areas that all residents can enjoy together. We understand that furniture, lighting, colour palettes and decor all influence how much a shared space is used, which is why we fashion spaces to be warm and inviting.

We do the same for HMOs but on a different scale. Ultimately, our aim is to ensure residents have enough room to share spaces together while enjoying themselves. That’s how they create strong bonds and friendships, and that community-based lifestyle is why they choose to live with other residents in the first place.

The Benefits of Hiring an Interior Designer

An interior designer’s job is to take away the stress and strain of setting up your property so it appeals to the right demographic. If you don’t have the time or you’d like someone with more expertise to take the lead, LOFT’s interior design consultancy services are tailored to meet your needs without you having to become too involved.

If you’ve never hired an interior designer before, we’ve put together a list of the main reasons why now is the perfect time.

Expert knowledge

We can’t all be experts at everything. Unless you have a significant interest in residential interior design and plenty of experience, you won’t get the results you want from your property by going it alone.

Interior designers spend years honing their craft, reading trade magazines, attending trade events and practising what they do every single day.

LOFT’s design team also specialises in the rental sectors, so they know how to put together properties and developments that appeal to the modern tenant.

Time well spent

If residential interior design isn’t your strongest subject, is it worth spending your valuable time putting together the ideal look for your property? Running a development and being a private landlord is already hard enough with meeting and vetting potential residents, balancing your expenditure and ongoing maintenance. An interior designer ensures your time is well spent. Rather than focusing on an aspect that you don’t find appealing, you can work on goals that are more suited to your skills.

Higher rental fees

A property that’s been designed to a high standard is much more desirable than a rental that’s only had a splash of beige paint on the walls. You want potential residents to fall in love with your property, and that can only be done with a well-thought out interior design plan.

When you set high standards for your property, it means you’re providing a higher quality of living, and this can be reflected in your rental figures. If several parties show an interest, you’re justified in setting an even higher amount.

Shorter/fewer void periods

The most difficult part of the rental market to navigate is void periods. Money has to be spent replacing residents when they leave, and an empty property is one that doesn’t see any returns.

Keeping your residents happy is the key to long term success. If they like where they live, they won’t want to leave. And if a resident does decide to move elsewhere, a well designed property will attract plenty of attention, meaning your property won’t stay on the market for long.
