How we refurbished a seven bedroom tired HMO property into a contemporary HMO property within in tight time frame, to get it ready for the market.
Turning a tired HMO property into a stunning HMO property was an exciting project for our team.
How did we do it? Our Design Team developed a new interior design concept taking into consideration the age of the property and the end-user, to give the interior a fresh and contemporary look.
Along with our teams' expertise in knowing the needs of the market and the demands of the HMO resident, we created a new look for the property using a variety of our design services.
Working with our client we were given the brief to refurbish their HMO property, with the outcome was not only to increase yields and decrease void times, but to create a community feel with an emphasis on the use of space within the building. Our team created a look that was modern yet sympathetic to the age and style of the property with the use of bold and fresh colours to bring light into spaces. Briefed to restore and update everything from the floors to the lighting, our team used the full scope within our design consultancy.
What did we do? The team space planned all rooms of the house allowing for the most suitably proportioned furniture choices. Selecting paint colours, we chose a soft but rich colour palette, making the property feel warm and inviting.
Once the tone for the property was agreed with the client, we then sourced key pieces for the property in order for it to attract and retain new residents. Choosing soft textures for the furniture and accessories, we wanted the property to have a homely feel.
Our team wanted to accentuate the high ceilings and large windows that allowed generous amounts of light to flood into the rooms, by removing old and worn window dressings, and installing a combination of blackout and voile roller blinds and lined curtains, using our inhouse expertise.
A property that would inspire potential residents with contemporary living. Our team used their experience and knowledge of the market to deliver a refurbished home. The property let on the first viewing with an increased monthly rental of 20%.
